Sosúa is a north-coast town in Puerto Plata province, set around a sheltered bay between Puerto Plata city and Cabarete. It has 56,982[1] residents and one of the most unusual histories in the Caribbean: it was settled by Jewish refugees who fled Europe around the Second World War. Today it is a mix of Dominican neighbourhoods, long-time foreign residents and a busy tourist strip, with an airport almost on its doorstep.
Rent and cost of living
Rent figures for Sosúa come from Numbeo, which is crowdsourced, and the data for this town is thin. Read these as rough indicators, not market medians:
Those figures are in pesos. For everyday spending, Livingcost models the monthly cost of living for one person, excluding rent, at $497 per month[4]. That is a modelled estimate from a different source and in a different currency than the rent figures, so add them together only as a rough budget, not a precise one.
Prices vary a lot by area. Units near Sosúa Beach and in gated developments ask more than apartments in the residential streets further inland, and long-term leases negotiated in person often look different from what is posted online. Spend some time on the ground before committing.
Buying a condo or land
Two different sources cover property here, and they measure different things:
- Condos: TheLatinvestor puts the price at ≈ $2,384 per m² (RD$142,000)[5], a city-level figure in pesos.
- Land: RE/MAX Metropolitana reports $88 per m²[6], but this is a province-wide figure for all of Puerto Plata, in US dollars.
Because the publishers, currencies and geographic scope all differ, these two numbers shouldn't be compared head to head. Use each on its own terms, and ask local agents for recent sales in the specific neighbourhood you are looking at. As anywhere in the DR, have an independent lawyer check the title before you pay a deposit.
Short-term rentals
Airbtics tracks an average daily rate of $146 per night[7] and average occupancy of 45 %[8] for Sosúa. Occupancy is an average across all listings, so a typical unit is empty for a good share of the year. Model your returns on that average rather than on peak season, and leave room for management, cleaning and upkeep. The town's tourist traffic and the nearby airport help, but competition from other listings is real.
Beaches, food and nightlife
The tourism ministry highlights Sosúa Beach, known for clear water and golden sand, and the smaller Playa Alicia. The bay's calm water also makes Sosúa a popular base for snorkelling and diving.
The dining scene is international, with restaurants and beachfront bars shaped by the town's multicultural past. For nightlife, the Los Charamicos neighbourhood is known for its dancing and bar scene, and it is where you'll find a more Dominican side of Sosúa.
The town's history is still visible. The Jewish Museum and synagogue are maintained by descendants of the original refugee settlers, the government has funded a renovation, and a new museum building has been announced. It is worth a visit even if you only come for the beach.
Airport, healthcare and safety
Sosúa is about as close to an international airport as you can live: Gregorio Luperón International (POP) is 9 minutes by car[9]. For anyone who travels often or expects family visits, that convenience is hard to beat.
For medical care, local directories list Centro Médico Dr. Quiroz and Centro Médico Cabarete, both with Sosúa addresses. Puerto Plata city has more options, and for highly specialised treatment many residents go to Santiago.
Safety and expat figures are only available at province level. Puerto Plata province recorded 9 homicides, Jan–Jun 2026[10], which is a raw count rather than a rate. The province's foreign-born population, from the national immigrant survey, is 40,691[11], which reflects the whole north coast rather than Sosúa alone.
Bottom line
Sosúa works for people who want a beach town with real history, an established international community and an airport minutes away. Rent data is thin and the property figures come from sources that can't be compared directly, so do your own legwork on prices.
