Living in Punta Cana: Rent, Airbnb Returns and Beach Life

Punta Cana is the Dominican Republic's resort coast: a long stretch of white-sand beaches on the country's eastern tip, in La Altagracia province, with 138,919[1] residents. Most people know it from all-inclusive vacations, but a growing number live here year-round, from remote workers and retirees to investors who rent out apartments to visitors. Daily life looks very different from a Dominican city, and so do the numbers.

What rent really costs

These rent figures are medians of real Corotos listings across the whole area. The 3-bedroom row covers anything with three or more bedrooms.

  • 1-bedroom: ≈ $1,147 per month (RD$68,345)[2] a month (middle half of listings: ≈ $782–$1,250 per month (RD$46,606–RD$74,450)[2])
  • 3+ bedrooms: ≈ $2,000 per month (RD$119,120)[3] a month (middle half: ≈ $850–$2,500 per month (RD$50,626–RD$148,900)[3])

Two cautions. The listing sample is smaller than in the big cities, and the 3+ bedroom range is wide, running from modest apartments to furnished villas in gated communities. On the same source and unit, Punta Cana medians sit above the capital's, where a 1-bedroom lists at ≈ $1,000 per month (RD$59,560)[4] and a 3+ bedroom at ≈ $1,500 per month (RD$89,340)[5]. Much of the stock is furnished and priced with foreigners in mind; long-term leases negotiated locally can come in lower.

The investor angle: Airbnb, condos and land

For short-term rentals, Airbtics puts the average nightly rate at $119 per night[6] with occupancy of 48 %[7]. On the same source, Santo Domingo shows a lower nightly rate of $70 per night[8] but higher occupancy of 52 %[9]. In other words, Punta Cana earns more per booked night, but units sit empty more often. Supply is heavy here, and management fees, condo fees and seasonality all eat into gross revenue, so run your own numbers on a specific building before buying.

On purchase prices, CLIC Inmobiliaria reports apartments at $1,875 per m²[10]. For land, RE/MAX Metropolitana gives $139 per m²[11], but note that this is a province-level figure for all of La Altagracia, so it blends beachfront plots with inland land far from the resorts.

Everyday costs

Livingcost.org models one person's monthly spending, excluding rent, at $475 per month[12]. That is an estimate rather than a survey of real budgets, and it may understate life inside resort areas, where groceries, restaurants and services are priced for tourists. Most residents drive or use taxis, since the area spreads out along the coast and public transport is limited.

Airport, hospitals and beaches

Punta Cana International (PUJ) is 9 minutes by car[13] away. It is the busiest airport in the country, with direct flights to a long list of US and Canadian cities, which makes visits from family and guests easy.

The UK government's list of medical facilities names Centro Médico Punta Cana, Hospiten Bávaro, Hospiturs International Clinic del Este and Hospital General de Verón Punta Cana. Private clinics here are used to treating foreign patients, but for complex specialist care many residents still go to Santo Domingo.

The beaches are the reason people come. The Ministry of Tourism lists Playa Bávaro, Playa Macao, Playa Juanillo, Playa Cabeza de Toro, Playa Bibijagua and Los Corales. Macao is a favorite with surfers, while Bávaro and Los Corales are the walkable, lively heart of the area.

Food, culture and safety

Dining clusters in Bávaro (Huracán Café, Jellyfish, Soles), El Cortecito (Captain Cook, Onno's) and Cap Cana, home to La Palapa and Passion by Berasategui. Nightlife is a draw in itself, with Coco Bongo the best-known venue. For culture, the Chocomuseo is a local favorite and the stone village of Altos de Chavón, near La Romana, is a popular day trip.

The Interior Ministry's CADSECI recorded 14 homicides, Jan–Jun 2026[14] across La Altagracia province. That is a province-wide raw count, not a rate, so it says little about any one neighborhood. The ENI-2017 survey counts 52,762[15] foreign-born residents in the province, also a province-level figure.

Bottom line

Punta Cana is the easiest place in the DR to live a beach life in English, with a major airport minutes away and private clinics used to foreigners. Rents run above the capital's on the same listings source, and the short-term rental market pays well per night but faces real competition. It suits retirees, remote workers and hands-on investors who check the numbers building by building.
